Hello,

We are currently consolidation our 3 LLC into 1. Which means we need to transfer title from one LLC to another. These properties are owned in Indiana. Is there anyone that can tell me what difference it would make if I did a QCD versus a Warranty deed?

I can only think of three strategies if 50K is your total budget:

1) Subject to (you'd have to be able to pick up a significant mortgage payment)

2) Mobile homes too old to qualify for conventional financing

If your cash on hand is 50K you have some more options like live in flip or house hacking.

Are you trying to keep your total investment at 50K? or is 50K cash on hand? both?

Are you using a standard W.C. waver form? Would you be willing to share it?  I can't see the harm in using one.

I tried Stessa and didn't care for it. I have multiple LLC's and it didn't break down the numbers I wanted at year end.

Tiny, congrats on the great purchase and rehab. We are located in Chino Hills not far from either of you. We have been purchasing properties in the Indianapolis area for the last few years and have learned alot. We have not used the 0 down loan and rehab yet but after reading your story we definitely will be looking into doing that.

After the whole Corona virus thing is over maybe we can all get together and share our stories.
