Thank you! It sounds like I should be good. Once my tenants lease is close to up I will be digging heavily into this. Let me know how your project turns out. 

In the same boat. We’ve been thinking about converting our detached garage at our rental property in unincorporated Walnut Creek. My understanding is the property must be owner occupied (not the case for us). I know if you’re in the city of Walnut Creek it’s a bit more stringent than unincorporated, but we haven’t pulled the trigger. I’d appreciate it if you share anything you find out. Good luck.

If you can learn to do some work yourself Sweat Equity is your best bet. BRRRR.

Honestly it's kind of like having a pool. It doesn't necessarily mean your house is worth more, but to the right buyer it might be the icing on the cake that gets you a better price. Or someone who is BP minded seeing the extra value and rental income that would come from the purchase. If anything it's going to make you a lot more competitive against a same/similar home in the market that doesn't have an ADU.

@Saurabh Dey I agree with most of the posts here the Bay Area is an extremely difficult market especially the East bay. Walnut Creek is a great city (I work for the city) but you'll be hard pressed to find a cash flowing property even with converting, adding/building an adu. Not to say it can't be done, but it's very challenging. I am on the lookout and am dying to get into a another multi or SFR value add opportunity in the area. Good luck!

@Tommy Loretz good work! I just did something similar in Walnut Creek. Live in and Fixed it up and as of last week it is rented. I have moved into a second house in Walnut Creek. I didn't have room on the last one for an ADU but this one does. It adds so much value. Very interested in a fourplex/tri plex for my next purchase. Congrats on breaking into the market Walnut Creek. it is not an easy task.
