@Kenny Ramsey We love Charlotte! So much opportunity! We are focused on flipping SFHs in addition to our renovation company business. We have owned a renovation company for years (licensed GC) and will be reinstating our real estate brokerage license.  Compliments what we are doing with flips very well.

@Jackie Grubbs  I guess I will be the one to disagree.  When I decided to get into the flipping business just a few months ago I told a couple of realtors what I was looking for.  One has showed us several properties so far...no bites yet, but they are heavily scouting a few areas.  Another one came through with one...I close on that Tuesday.  Another I got through a wholesaler.  I plan on buying one a month.  For me, whoever brings me a deal makes the money.  I don't like putting all my eggs in one basket.  I also realize that several people might be looking for me, but some get busy, vacation, etc....so I don't get upset if all their focus isn't on me.  Plus different people look at properties differently and someone might pull up a gem that someone else just didn't "see."

@Cinda Hamm  Very possible.  We have had a number of clients that would get urine smells and when we went into the crawl we would find evidence of cats that had urinated in crawl and it would be more evident in the heat.  Make sure just in case that the little critters can't get in there.

@Redha Laafia  Yes, that is correct.  We are a GC.  Investors would gladly have us for free look at all those properties and give them advice/ballpark estimates...obviously hard to get any paid work done that way.  So by paying a fee you are in essence at least getting educated on what to look for.  

When you make an offer and you have that inspection contingency time, that is a good time to get the GC in there officially with a more detailed estimate based on the scope of work that you would produce for them.

I can't urge you enough to read books and study spreadsheets (a bunch of them here on bigger pockets).

@Redha Laafia  Perhaps pay a GC a fee to walk with you to give you quick thoughts about the property condition, major issues, and a guesstimate of overall pricing.  

Check out the resources here on Bigger Pockets...great books from J.Scott on flipping, estimating.  Invaluable if you don't have experience in that area.

We have even installed vinyl plank in residential care facilities...we installed some about 7 years ago and they are still looking and performing great!  So much better than carpet.

we carry a ladder, crawl space coveralls, flashlight, camera.  If we are buying, we are looking at everything we can.

@Stephanie P.  I have spent most of my life being a workaholic...or maybe just working way more than I probably needed to to stay ahead, beat the competition, not fail....etc., etc.,   Not sure now that was worthwhile.  You start thinking that way when parents die, friends die, health problems occur...  Now my husband and I are focused on taking a lot more time for ourselves.  In fact just took a couple of hours to go play in my backyard...planted some flowers, played with the dogs...it's a gorgeous day, and I deserve to enjoy it!  

Work to live....not live to work!!!
