@Mike Celli  Even if they plan on selling it, they might have some type of probate to go through which could take at least several months.   (I know this unfortunately from personal experience.)

Wow...the dining room is beyond anything I've seen for staging.  And you just have to appreciate what looks like a stripper macrame top over the toilet.

Calling yourself a stager doesn't mean you have taste.  But I've also seen interior designers with taste that is way out there.  Hopefully they didn't pay everything up front...have the realtor talk to the stager to replace anything that has wild, loud, Picasso like colors.

I have used stagers and have full reign to see what they have done and just say no.

@Nick Rini  My husband and I enjoy poker.  Occasionally you might get into a hand with someone that irritates you for one reason or another.  It ramps up and you really want to place a bet that is huge to knock him out.  You may win...you may lose.  My favorite question to my husband is..."is it really worth losing your tournament life?"    

So, someone told you that you were not serious.  Take the comment and either reflect on it and see if perhaps it is true or just ignore it.  Either way you don't lose the tournament.

@Nick Rini  Just had the opportunity to read your posts this morning over a steaming cup of coffee.  One of the things that would be very valuable for you to learn is that when you are looking to a forum like this to "help" you and "advise" you, it might behoove you to not shoot yourself in the foot.  And do so in a way that is on permanent record for everyone to see.  Sometimes our emotions get in the way.  There is something to learn from everyone.

To earn respect, give respect.  To receive service, give service.  To learn, listen.

We have done quite a few fire damaged projects.  After demo, we have good results by dry ice blasting all framing that isn't being replaced.

Either do something totally different upstairs like carpet or install matching hardwood floors.  It flows better, doesn't look like an afterthought and pricing for standard hardwood with refinishing is not too bad.

So much is based on what you love doing and what you would hate to do.  Wholesaling is not for me...the mailers, the driving for dollars, the phone calls.  Give me a rehab/flip all day long.  The difference is the experience we have but also what I would feel great about doing day in and day out.

I like owning.  I can paint my walls purple or have 3 firepits in my back yard.  (yes, both are true).  However....the upside of renting is that you wouldn't be doing what we do.... spending much of our time pruning, planting, staining, painting, fixing, remodeling something, thinking about adding something (like..."honey, do you think this would be a good spot for an elevator when our knees give out?").  Then paying for all that, property taxes, etc.  

My son and his family rent.  He has 3 kids and they still are struggling with the idea of buying a house and all the extra responsibility it could bring as well as expenses.  

We may change our mind when we get older....perhaps rent in a location for 3 months....go somewhere else for another 3 months...repeat.  That does sound like fun.  Oh...wait...we are older....hmmmmm..
