We always get a dedicated window company to come measure, order and install.  Then when a measurement is done wrong or the wrong color was ordered that is on them and they need to replace.  Even experienced window contractors have messed up. (It's happened to us a number of times).   In the long run, it has saved us thousands to hold my trades responsible for their work.  I don't like paying twice to do a job.

Looking at a project or to-do of any size and determining ahead of time what and how things can be done to be the most effective and efficient.  Obviously the opposite of reactive.

Every state is different and you should check with the licensing board and city/county ordinances.  Per the North Carolina Licensing Board if you work on projects worth at least $30 K you must have  GC license.  If you do any electrical installation, wiring or repair work you need to be a licensed electrician.  If you work on plumbing, heating or fire sprinkler systems you must have either a class I or Class II license.  So basically in North Carolina a handyman should not be doing plumbing, electrical, heating, fire sprinkler, structural work without a license.  License aside...I like being able to hold my licensed trades responsible in case something is not done correctly.

There can be numerous consequences as well if a property is being sold with an addition without being permitted.

We are a GC and this scenario is way too complicated and wouldn't be worth it.  Made my head spin.  I prefer agreeing to a budget and a split on profit...

Generally if the cleaning/trash out is excessive you can deduct that from the security deposit before refund.  Take pictures to document.

I was walking in between two properties that we just took over for a client (duplexes).  My head was turned left as I was talking to my assistant.  Out of nowhere a pit bull that was chained onto a porch ran out and latched on to my upper inside thigh.  Needless to say...several hours in the emergency room, the dog had to be quarantined....I'm a huge dog lover, but now very nervous about pit bulls.

We have run into this alot....cheaper just to demo and redo the drywall.
