Always look at the data! 

 This is very conflicting. I have read other articles where numerous cities i.e. Orlando in top ten but this one is not. How do I do my own research. Easy to say find cities with pop growth, growing companies with job opps but where do you go to find this info?

 Hello Ali,

Well I want to start simple and build up speed. Not take too much of an investment when I still have my training wheels on. Ideally apartment complexes but I think starting with a house, then 4 plex then who knows. So house seems to be ideal about $100k max and need to get a solid cap rate 10% +. Here in LA you are lucky if you get 3%! 

So far honing in on Orlando, Phoenix, Indiana (not sure where but keep hearing it) and gonna pick a few more. What are your thoughts?

Hopefully, the Long distance Real estate investing book will have some insight. I just started it but so far it is saying you don't need to walk by the property, you don't even need to see the property in real life. All the information is from crime demographics, walkability, school ratings, population, jobs etc but I just started it so I don't know how to apply it all yet.

Seems like from this chat that "Atlanta" is a repeat. Does anyone know what area in Atlanta is recommend? Just trying to narrow down some areas to start researching. I live in Los Angeles and although I have a house in a working-class area it cost me $650,000! So need to find props like the guy originally posting with same budget in mind =)

you do not benefit from no state income tax.. property taxs are off the charts and soil conditions almost always assure you of major repairs in a given 5 to 10 year hold

Many many other markets that are comparibale.. and do not have these inpediments I see Texas as a locals market so they can take advantage of no state income tax.

So then what cites "do" you recommend?
