Hello! 

Does anyone invest in apartments in the LA market? It seems that all posts from youtube, podcasts, forums never talk about LA. Its very hard to get an idea of the LA market when people are talking about 10 cap rates in midwest and buying apartments for $500k. Its LA is expensive with low cap rates but yet people are buying here so just want to find a source I can learn more about the area. Any advice is appreciated about LA! Not looking to invest anywhere else at the moment

Hello! My question is: What if you bought land, construction on basic storage units (the tin ones you see). I am in Los Angeles and would like to learn about what options I might have. Buying an existing vs building my own (buy land value etc) 

Would love to hear from anyone having experience in this world? 

My thoughts would be to combine the traditional business of storage or mixed use storage and business or traditional storage with creating a delivery service similar to Clutter (less advanced of course). 

Just want to poke and prod this idea so anyone that is in the biz or knows it would be greatly appreciated !!

@Patricia Steiner already have the required set backs 15ft for back and 5ft to sides. Just need that door. Looks like my picture didn't attach.

Hello!
I have room in the back of my house to build an ADU (not garage but separate unit). I have gotten the mainstream quotes, which are INSANE i.e. $150k. I want to just do it myself as I have been told if I do it all myself aside from electricity, plumbing I can squeeze by on $50k.

I expect to go through a life changing experience (good and bad I'm sure) but if I can save nearly $100k from the retail price I'm all in! 

Has anyone ever done this themselves - rolled up their sleeves and actually built it? Looking for starting advice and cost estimates etc. Anything would help!

Hello! 

I own a house that backs to a cul de sac. My fence line backs to someone's driveway and I was thinking of building an ADU aka a second small home in the back. If I could have a little door on my back fence it would be most ideal so the new tenants can park on the street in the back rather than park in the front.

My house is located in Los Angeles, CA 91406 so not sure what to do!

 Well I wouldn't say building it is simple =). Thanks for the info!

I am seeing that businesses are quoting approx $150 to $160 per sqft and $170 per sqft for bathroom/kitchen areas. I would LOVE to be a part of building it (I have re roofed, general plumbing repairs, drywall etc) to offset the cost.

Can someone point me in the right direction? How do I lower the cost as I was hoping to do a 1000 sqft inlaw aka ADU 1 bed 1 bath in the back of my house (yes I have the space) as an additional source of income for $50k-$60k. I would literally build it myself if I knew how.

Hello! 

Looking at a 4plex with section 8. Was told they are month to month but not sure what that means with Section 8. I read that you have to give a 60 days but then I read another article (not sure of its accuracy) that you cannot evict without cause. Anyone have experience in Section 8 in Columbus Oh and also can you raise rents?
