I charge a move in fee, and take a deposit, which byway of agreement, is surrendered if term is not fulfilled. In my area, deductions from the deposit for claimed damages can only be retained with an itemized account delivered upon the tenanat within a time frame. Unless there is something major, I don't hold anything back.

The lender should state what it is they require to disclose that info. At some point, the action will be recorded in the court filings, and in my area, those dockets are publicly available.

The mother, armed with death certificate and dower, if required, should be able to clear title to her name only.

I'd give the estate a chance to declare their intentions in regards to tenancy. They may want to carry it. Question is who represents the estate. I would not give access without vetting the requestor, and documenting. A lawyer consult is something you could do quickly.

 Yes, but if you want the deposit to reflect the new rent levels, state what the new deposit is.

I look at the time value of the existing mortgage. Refinancing gets you cash, but it removes any PI advantage a maturing mortgage has earned.

wholesales are discounted properties. Its up to you to discover what triggered the discount, and what it means to your investment. There is no free value in any market.
