It would be a local bylaw infraction to not have a permit. Most areas offer a homeowners permit, allowing you to do the work, for anything but gas. City inspection required as part of the permit process. If you go that route, do it now to keep any rework to a minimum.

Not only does the Realtor require that information to provide effective service, you need to know it as a reality check. It is also a good idea to talk to several lenders, includes their referral, to understand who has what constraints, and how you could work towards improving your position. There is only one way to know if you are being priced, and that is to be knowledgeable about local market values.

Renters are desperate on the Island. A surge in demand for home purchases have driven prices up 30% over the year, with many buyers evicting tenants for personal use. Victoria North to Cambell River has been affected, I perform trade work for several investors developing short term rentals in Tofino, and the revenues are mind blowing. The biggest obstacle you'll run into is competitions. MLS listed properties are being sold first day, receiving 10+ offers, 100k over ask, no conditions. Listings have largely dried up, and I joke with my Realtor that he looks thinner than the last time we met.

One thing to consider is that this market is largely driven by the baby boomers fulfilling their dreams. It won’t end anytime soon.

Follow the applicable tenancy act religiously. The penalties can be substantial.

The only real protection you have is title, unless of course one considers litigation. Draw it up as a vendor take back along the schedule you’ve described.

Being an off roader for years, I am seriously looking at Fords E van 4x4 conversion. Ran into one a few weeks back and it was amazing.

Up in Canada, assuming probate process is generally common across the continent. I live in an area where seniors and retirees are plentiful, and as such, the court dockets typically have numerous probate filings. As market listings have all but evaporated, with dozens of offers presented on listed properties, I am turning to finding off market properties, with probate being explored as a potential source. My thought is to deliver a Letter of Interest to purchase, to the solicitor who is handling the application.  I assume they then would be obligated to notify the executor of its existence. Just checking if anyone has utilized such an approach and what experience they've gained.

you'll need a conveying lawyer, who should provide a local standardized purchase agreement and conveyance.
