Investment Info:

Single-family residence wholesale investment.

Purchase price: $87,000
Sale price: $101,000

what a journey this deal was to get to the closing table We stopped an active foreclosure twice , had to bargain with banks, negotiate with realtors , renegotiate with seller due to undisclosed payoffs , hassle with title company to get the transaction structured the way it should have WOW ! So much time went into this deal to get to the closing table really wish we were tracking back then the way we are now.

What made you interested in investing in this type of deal?

lead originally came through in 2021 massive amounts of bank follow ups and take aways from this closing knowing what i know today we would have closed this one way faster 🧠

How did you find this deal and how did you negotiate it?

lead came in from a family referral negotiated over the phone two years to actually close on this transaction for many reasons

How did you finance this deal?

wholesaled it on the mls if you are interested in lending opportunities at 9% to 18% interest 6 to 12 month turn arounds or maybe you would be interested in longer term deals reach out to me directly lets partner 901-426-7003

How did you add value to the deal?

We stopped foreclosure twice and brought in a buyer got to the closing table deal closed

So much time went into this deal to get to the closing table really wish we were tracking back then the way we are now. very happy to get the seller liquidated and the buyer the property left a lot of meat on the bone due to time restraint and lack of financial resources so we wholesaled the deal . if you are a pml or hard money resource contact me we need you on future deals that's currently in our pipeline Today!
