Hello @Account Closed, would love to connect with you. The metroplex market has a high demand but low supply right now but transaction are still happening. And yes, I am not only sad Elvis is in Oakland but also confused about the Rangers game plan for the future. It's been hard being a fan for the last few years.

I would say don't refinance if you're going to sell. Refi's are only really advantageous if you're looking to stay. Refinancing is basically getting new terms but starting over in the amortization process (basically-if you pay 2,000 a month when first sign the mortgage and you've paid for a year, the bank will lower it to 1,500 but you start from scratch and those 12 months you paid are irrelevant.) If you're going to move anyway, I say put it on the market now and see what it's valued in comparison to what you owe the bank. Feel free to msg me if you have questions but I say sell if you have any type of equity.

@Alexander Wehrmann I am originally from Tyler TX and there are but a handful. I live in the DFW metroplex currently (been here for 17 years now). Duplexes are kind of a mainstay in Texas generally but the Fort Worth market is an alternative to Dallas that is just as comparable, just kind of depends on your budget. @Mason Moreland I have family in Lubbock, outside of duplexes, are there alot MFH in that area currently?

@Firen Forrest Fort Worth/Tarrant County has a lot upside and maybe a little more competitive than the Dallas market seeing as Dallas is pretty saturated. If I come across anything within your specifications, I'll give you a shout if you haven't already found anything.

@Ned Carey you're absolutely correct. Texas is a tax deed state. You're also correct in the fact that the redemption period is 6 months for non homestead properties and 2 years for homestead properties. I didn't really think about getting an insurable title after the fact or how challenging/time consuming it might be. I need to do some additional research for that alone, so thank you very much for bringing that to my attention. I didn't account for that variable (at all). Thank you for the input and words of wisdom!!
