@Ned Carey Thank you for your confirmation. I've read that this is a great way of getting started in real estate investing. @Marcia Maynard I will subscribe to the "Landlording and Property Questions" forum. I plan on having money in the reserve for rainy days. But I also want to save the rest to invest. I'm hoping there's enough money to do both. @Sean S Unfortunately I don't think I'll qualify for a loan with my debt. But I am saving for a down payment.

First and foremost I am new to real estate investing. I finished reading the "Beginners Guide..." and am currently reading "Real Estate Rewind." I thought I wanted to first learn about wholesaling because I thought that was the easiest way into real estate. But now I want to learn about obtaining multi family units. The first benefit for me is it allows me to finally become a homeowner. Not only a homeowner but a landlord. I also like the idea of having someone else pay my mortgage down. So I now have to develop a game plan in order to obtain a multi family unit. First and foremost I know I have to eliminate my debt (credit cards mainly but a few personal loans) in order to obtain a loan. I am a first time home buyer so I'm guessing I need to look into first time home buyer programs. I need to find a Realtor. I live in Edgewood, MD so my demographic is Harford and Baltimore County. Is there anything else I'm missing? Any advice or critique to my plans?

Wow. I wasn't expecting a response so quickly. @Paul Timmins I'll have to purchase those 2 books by J Scott. I already downloaded the free ebooks. Thanks for the advice on HUD homes and Niche & Specialized housing. @Heather Jones hey neighbor. I will definetly attend the Harford REIA meeting. I live 5 minutes down the street from there.

My name is David. I'm new to the real eatate business. My main job is an airplane parts assembler. Honestly I'm sick of a 9-5 job. I want to work for myself. As some of you can relate I came across the idea of real estate after reading "The Unfair Advantage" and "Rich Dad Poor Dad" by Robert Kioysaki. From there I developed an interest in real estate. I want to learn about wholesaling due to my lack of funds. My money is tied up in bills. Eventually I would like to obtain a couple rental properties and maybe even do fix and flips. I downloaded and am currently reading the ebooks off this website. Any feedback, motivation, and advice is surely appreciated.
