Quads are really tough to come by. Maybe 5-6 will hit the Greenville MLS a year.

As long as the owner is an occupant, the full quad will be taxed at the 4% rate. FHA will cover up to a quad under a normal loan.

The Greenville Section 8 program sets the rates they pay, not HUD. There is more demand than supply.

Be careful. Just because there are two doors does not mean it's a duplex.

Greenville has very very little inventory on the multi-unit front, but they do pop up every now and then.

Your smallest cash investment would be anything owner occupied. You can get a duplex or quad with 3.5% down. I know you don't want to live in it, but it's the fastest and least expensive route. After a year or two, move out and start your flips.
