I have started using Cozy for online payments, its a bit slow on the transfer, approximately 5-7 days before it transfers into your account. Definitely dont give out your personal address...ever.

@Jim Bentley what Kim has stated is correct.  In order to manage someone else properties, state law requires you to have a broker's license.  However I do not know how it affects your predicament if you are just helping a family member out.  I would consult with an attorney.

Kwikset smartkeys are super easy and simple just as Joe mentioned.  You can even walk into your local Home Depot or Lowes and they have extra sets of keys they will just give you if they have extra under the counter when you need to re-key your locks to a new key.

@Roland S. Craigslist is a good place to look. You can find good quality appliances, sometimes just a year old for less than half the price of a brand new one.

I would ask for more 15-20% down but I feel 7.5 - 8% is decent.  It all depends on your market.

@Nicholas Cook  I couldn't agree more. You bring up some very interesting points.  

I see that it is market specific, my dad was telling me several reasons of why they never supply them but I have to say that it is definitely the clientele that he gets in the neighborhoods he is invested in vs what I am invested in.

Hello fellow BP members. 

A colleague and I were having a discussion today about supplying the appliances in rental properties and would like to get your opinion on the matter.  

My current situation, is that I am closing on a couple duplexes in a few days and the current owner is not supplying the refrigerators (dishwasher & range is supplied). So the current renters supply their own refrigerators. In my SFH's that I own, I supply the refrigerator, dishwasher, & range. My parents have rentals as well and they do not supply refrigerators, however they are invested in lower income areas...

Would love for you guys and gals to share your insight on that matter.
