@Jason Hirko I completely agree with you but from the sound of it is that the tenant is habitually late, which is why I had commented that.

Best way to get experience is to go and work for a company that does flips and gather the knowledge that way and eventually once you feel you have the knowledge to do it yourself, branch out on your own venture.

I don't think contacting his guard unit is going to do anything for you.  I have never heard of the bank calling the guard unit because one of their troops is late on their mortgage.  If he is late, he's late regardless.  Start the paperwork for eviction as long as they are in violation of the lease/state law.

A local regional bank is what I would use... Rates will be lower than HML. Just get in touch with a couple and see what they can offer.

The Fair Housing Act of 1968 made it illegal for landlords to discriminate against prospective tenants with children under the age of 18. Familial status is a protected class according to that law, along with national origin, race, religion, disability, sex or handicap. From the application process through terminating a lease, the Fair Housing Act outlaws any overt discrimination by landlords toward tenants with children.

Instead of building my first home (that I currently live in), buy a duplex and live there for "free" while building my portfolio.  I know my wife wouldn't have liked this but I look back at it and wish I would have taken that route. lol

You don't need to use a HML. Go to the bank and tell them what your plan is and see what they have to offer. The rates will be alot lower than a HML.

I agree with @Deanna McCormick. Especially in an apartment complex.
