We get a lot of medium term renters in the valley here coming up. They come from up north and canada.

The MLS with an agent is the easiest way to get it out there, because they syndicate it with all the outlets where renters go to look. I know it costs money, but it's worth it if it gets you a tenant faster or more applicants so that you can pick the best one.

I can relate to this so much. I tell people outside the industry and they just don't understand or think what I'm doing is scary or risky. It really kills momentum. You have to just do it and then show them the end result and when you do that the way they look at you and what you do will change greatly.
I've even noticed it within my own brokerage. Not all real estate agents invest so I'll tell them what I'm doing and how I'm doing it and they think it's crazy.

I would see if they are from that area and work in that area. Here I notice there is a big difference between east and west valley agents. I'd also see how much experience they have in the type of investing you are doing and what help they can provide. For example a good agent will help you structure a deal in a way that makes sense and should be adding value. For example do they know attorneys who can help you set up entities for ownership, can they help you write offers in ways you wouldn't have thought of? Do they have contractor connections that can help you get a property ready for rent?

This varies very widely on the home and the level of amenitites, and features. WHen it comes to new builds for example a Lennar will be much cheaper price per sqft than a Toll Brothers home. Price per sqft is usually the last resort for estimating price because it doesn't take into account things outside the house like a covered patio or a pool.

Most of the investigations into real estate fraud take multiple years here. You're always better off just following the law and not playing with fire.
