College housing in Plattsburgh usually runs $2400ish per semester per student. Cost to buy multis is cheap. I have never ran numbers on any property up there but college housing is pretty lucrative.

Run the numbers as if you are not living in the property... You may be paying towards a mortgage while house hacking but not the majority.

Vinyl Siding is a better option in my opinion, It looks great and is pretty easy to power wash yourself. skip the paint.

Glens Falls is a great option. I would personally stay out of Schenectady- I used to work right on Erie Blvd and I am glad I don't anymore! GE has had massive layoffs.

There will be 2 meters on a building (Assuming it is a duplex). I personally would not buy a building without separated utilities. If utilities were included you'd factor that into your monthly rent amount.

leases should be provided in the listing, no? If not, ask for leases and you could also go to your town/city/village and ask to see water bills (Unsure if this is public info or not so find out) and you could always ask for copies of utility bills.
