When I was in college 5 years ago we were required to pay rent beginning of the first semester and beginning of the second semester in full. I believe my rent was $3800/semester and that was per student- I lived with 5 guys. That was common practice for all the off campus housing. Most people get some sort of aid so it is much easier for students to come up with the cash. Have you thought of doing it this way or will it be monthly rent payments? 

Now that I own real estate i'd never rent to my collegeself (Security deposit was returned though ha).

I only pursued college because what I wanted to do required it (Engineer). Now I realized I don't want to do this for the rest of my life and that is why I began buying real estate upon graduating college.

Short answer- No your degree won't make or break you in this business, or really any business at all. Experience>degree. 

You can't learn how to be an entrepreneur it is just who you are. Ditch the entrepreneur major.

Not something I would jump into as your first rental property, You're green. Do you have construction management or any construction experience at all?

Buy an owner occupied 2-4 unit building. That is your best start.

I have never heard that one before, "too big to bid"? lol. T&M is always in the favor of the contractor, you'll get milked like you're on a dairy farm. Sorry you experienced that.

Always buy from their scratch and dent section for over 50% off retail. Most of the damage isn't even noticeable.
