@Emmanuel Nduka jr I agree with the peeps on here that "best" is subjective. What are you looking for out of the AirBnb?
In my market here in Phoenix/Scottsdale, AZ I know of a few areas to where the rents in Nov-Apr pay for the years mortgage off the profits from those months. I recommend doing some due diligence on AIRDNA.com once you refine your area to a zip code. That will give you all the insights you need. @Martin Lim I agree with @Jonathan Greene I also use Rentometer.com as that is what most BP guys recommend. Depending on the area and how many "off-market" rentals there are I would maybe call around to the guys on CL & Zillow and see how their traffic has been at their prices. If they answer and say that they have gotten no calls then avoid that for a comp, alternatively, if you get someone that said their phone has been ringing off the hook then they're at a more comparable rent price.
Rentometer however will keep you conservative on rates then you can speculate a bit on the other sites.

I have not heard anything bad about either of them in my experience. Not sure what their fees are, however. I hope this helps. If you need a contact at Zumper, I have one :)

Its very hard to get a deal in any market right now... Dont get discouraged, good things take time. Stick with it. Try pulling a list of foreclosures in your area and going and knocking on their doors then doing your follow up from there. Let me know if you need anything. I am happy to help out.

Do you know what the zoning is with the city? You should be able to find that out on the Maricopa county assessor's website. If you need help let me know the address and I can provide you with more info if needed.

Skip direct mail unless you have a consistent budget of 3-5K/month. When getting started I think your best strategy would be to get a list of foreclosures in your area and going and knocking on their doors. Then do you're follow up with them from there.

@Brandon Turner & @David Greene just talked about this on a podcast lol... They brought up a good idea... Send out 25$ to each of your tenants, and next year only send it to the ones that say thank you. Their point here is that we (as landlords) think giving back is what we do, but the tenants a lot of the time will just take it like they were owed something. HA! As a past tenant for years only one landlord ever gave me anything... a cheap bottle of wine.

Don't buy anything at the seminar is my best advice here LOL!!!
Join a local investment group search for a REI meetup in your area and see how you can help them out. Start small, learn the process, get a few deals under your belt and see if this seems like the right route for you. Im happy to help out however I can. Good luck brother!
