I'd make sure you have property management in order. One that can handle that size of portfolio.

Hey Kenny,

Very familiar with the area. Am under the impression that the prices here are too high to cash flow, is this what you experience? Or more of an appreciation play?

Deferred gain can be less than recognized gain due to the tax laws and accounting principles that govern the recognition of income for tax purposes.

In some cases, taxpayers may be allowed to defer the recognition of gains or income from certain transactions or investments until a later period. This deferral can be allowed under the tax laws to encourage investment or for other policy reasons.

However, when the gain is eventually recognized, it may be subject to a higher tax rate or additional taxes, which can reduce the total gain recognized compared to the deferred gain. Additionally, there may be expenses or other deductions that are allowed to reduce the recognized gain, but not the deferred gain. These factors can result in deferred gain being less than recognized gain.

I am looking for a reliable source to find out what rates are doing day by day or even week by week.

Are there any websites that provide this information excluding mortgage brokers that are trying to sell me on a loan?

 Ok let me rephrase why ?  I am trying to understand why as maybe I can provide some incite. I have done about 500 deals in my market and never look them up according to zip code. 


 I am looking to provide some clients with information on the performance of homes they've invested in by zipcode. In our targeted market of investment, different zip codes can see different trends in home values.

Have you considered exchanging some into DSTs and receiving more passive cash flow and growth?
