Sell your house, consolidate your personal savings and proceeds from the sale, purchase 2-3 multi-units, living in one of them, OR purchase a primary and 1-2 multis. Use FHA for one of the purchases and preserve capital.

Hi Ben! Scranton, PA has been a hotspot for out of town investors. It has that good mix of cash flow and appreciation you're looking for. I've had clients from all over the country manage rentals without ever seeing the state. I believe we're listed in Bigger Pockets Top 100 Cash Flow Markets! Hello, here's my situation:

My wife and I own several properties separately.

2 of the single family homes combined we have conservatively $150,000 in equity ($90,000, $60,000) 

I want to use one of these as collateral for a small loan of $30,000 to put down on a high cash flowing property OR have a lender finance the whole venture at a purchase price of $160,000. Is this doable?

Hi Jonathan! Realtor and investor in Scranton here. 

In this market, I tend to lean towards adding value to duplexes. Year over year we've seen impressive appreciation rates and often times investors are able to re-sell at a profit a year later with minimal to no work. I'm finding that the single family market for fix and flips hasn't been yielding anything worthwhile. However, depending on your budget and ambition, there's opportunity everywhere!

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $271,000
Cash invested: $30,000

Duplex with 1 bed, 1 bath in each unit + 3 car garage in a great neighborhood. Both units rented at $1500/mo with all utilities included. Garage rented at $550/mo.

What made you interested in investing in this type of deal?

The garage and the fact that a long term tenant was in place paying market rent.

How did you find this deal and how did you negotiate it?

On market, $6,000 over ask offer and waived inspections due to the pristine condition of the building and garage.

How did you finance this deal?

3.5% down conventional

What was the outcome?

$3500 in repairs with little downtime in getting it fully occupied.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $15,000
Cash invested: $25,000

Sub to deal - paid the seller and wholesaler $15,000 + $7500 closing costs to assume $84,000 mortgage with a monthly PITI of $575. Repairs were $25,000. ARV is $170,000. Currently rented for $1800/mo.

What made you interested in investing in this type of deal?

Low entry costs

How did you find this deal and how did you negotiate it?

A wholesaler brought it to my wife and I. We negotiated $10,000 off the finder's fee.

How did you finance this deal?

Cash

How did you add value to the deal?

All new flooring, bathroom remodel, paint and drywall in the bedrooms.

What was the outcome?

Currently cash flowing about $625/mo with $85,000 in equity

Lessons learned? Challenges?

I found out later that my contract could have been better.
