When you guys are talking about a time frame in this thread are you talking about buying only "motivated seller" properties or does this include simply finding a property for sale that will cash flow and investing in it?

I wanted to introduce myself to the kind folks of "BP Nation". We are so new to RE investing that we haven't decided on a niche yet! We found BP from doing research on an upcoming Fortune Builders seminar and have read quite a lot on this site in the last week. We work 40 plus hours a week and plan to do REI in our spare time - which probably will determine what niche we do. At any rate, we are looking forward to becoming an active part of this wonderful community!
