Assuming you are talking about wholesaling the property and assigning the contract, yes, 80% is a deal in our market. I get "deals" in my email all the time that are 115% ARV, so I would jump at 80% here in Palm Beach.

 Correct Will, that's why I prefaced it with "emails" as I qualify on some lists as a real buyer and I am on those lists.  Even THOSE lists that aren't advertised are a waste of time so far. 

When I first started I still posted DEALS around the net, but quickly or not so quickly learned to stop that behavior.

@Brian Garrett indeed, same lists, honestly I've been unsubscribing as most are just a waste of inbox space.

@Chris T.  I'm finding  Veterans are just asking more too because they know how many flippers are coming out of weekend seminars too.  It's just ugly all over.

@Jay Hinrichs you are correct that I too have only been an REI guy since 2010, so I don't know what it was like before. I guess in this stage of the cycle any wholesaler worth his grain is closing on his own real deals as there aren't enough of them to pass around for assignment fees.

The few I know that actually have "Deals" never post anywhere, it's usually just a direct call/text or they toss on MLS depending on the market.

Is it just me, or when you get wholesaler emails about their "Deals", or see "Deals" posted here or other forums/facebook do you want to stop looking at these posts/emails, lite your head on fire and then calm click REPLY,  type "NOT A DEAL" and push send?

Or is it just this way in my Palm Beach, Broward & Miami market?

What qualifies as a "Deal" anymore here?  In my mind 70 cents on the dollar after repairs?  All the deals I see are 90 - 95 cents on the dollar after repair.
