if you are talking about the 55+ condos all of them have 1 or 2 year restrictions until you can rent. Only one that doesn't is century village but their HOA fees are $500+ mo

As you know the some counties only give you a case number and a date for their foreclosure auctions which leaves you and your staff sifting through 1000's of PDF case files just to find the address of the foreclosure property. 9 out of 10 times we are just cussing at Appraisers because they eval'd the place too low for our buyer on the flip side to get the mortgage.  They aren't anything you want to go buy off of.    

Learn the numbers yourself, goto local real estate meetings and find an investor that knows the area.  Some realtors can help, but between all the free tools and education out there, do it yourself.

no one uses appraisers except for Banks.  

Depending what needs done, I would use Thumbtack.com in same market as you.  I have had about 90% success rate hiring for jobs on there.  I tend to piece it out and oversee, so I've never used a general contractor though.

I'm a bit further south in Lake Worth.   I'm sure there are many in PBG area not sure how many would post here they are or would share their successful mailings.

wow dude.  You don’t need a buyers list in our market.  Just get a good deal and people will be kicking down your door to buy it.
