My first question would be "minor cosmetic work needed." = what exactly.  I've heard sellers say this and I get there and it's a hoarder house with $40k worth of rehab.

if it is worth $30k, why would you pass on it, very least that's a perfect wholesale deal.

I am getting all kinds of vacant lot leads in some cities I started wholesaling "virtually" in.

In Tulsa OK they are in old neighborhoods houses built in the 40's where houses are worth $60 on a good day, and from the map it looks like they probably had houses on it at some point but were removed.

Is it worth playing with these? I mean can an investor make money on a lot in a $60k per 1,000 sqft SFH neighborhood? Seems like it would cost too much.

I digress, the drywall is fine mostly (at least 6 months ago), but kitchen, bathroom, flooring and roof need to be redone.   House is CBS built in the 60's.

The clause is usually found in the 'Short Sale Addendum' or 'Arms Length Affidavit'.

I had it as a wholesale deal and under contract with seller about 6 months ago, price was too high because of a mortgage on it.  During that time I got the offers and now have a long list of buyers for the house from back then.  And the cherry on top is the market has gone up each month since then.   What exactly is a "fake offer" in your head?
