Hi Natalie, is the 50 mile rule a direct distant or from the shortest way using roads? My wife works 45 mile away from work using downtown roads but 53 miles when she takes the quickest way to work.

Hi Michael, thank you for the insight! I purchased the house and then the next day used it to propose to my girlfriend who’s now my wife. Could that be considered a “sudden change?”
My wife also has moved into the house with me now and she works 45 miles away if she takes the downtown roads, but 53 miles away if she takes the quickest way without traffic. Would this allow for an exemption? She had that job before we got married though…

I was wondering if anyone knows if the 250k or 500k for married couple capital gains tax exemption can be prorated?
I’ve lived in my house for 6 months but it’s gone up in value $100,000 and capital gains would make or break if I would sell or not.
My tax guy says since I just got married, then the 500k prorated over the 2 years comes to roughly 20k per month that I’ve lived there which would make me exempt from paying capital gains up to 120k.
Can anyone give me some insight on this? I’ve gotten so many different answers to this question.

I'm a new investor who's building a new home that I just got under contract to house hack but won't be done building for 4-6 months. I want to BRRR a property but really have no idea when I'm fully doing. I've listened to over 125 of the Bigger Pockets podcasts and have listened to all the Real Estate Rookie podcasts that are currently out.
My question is, are there professional investors out there that want a rookie’s help like mine to do busy work for them that would give a small slice of equity in a deal instead of paying me? I have a ton of hustle and can make time for whatever needs to be done. I can drive properties and send pictures of what they look like, or do whatever they find valuable. Do professionals like this exist?

Hello,
I'm pretty much brand new to wholesaling and am located in Arizona around Phoenix and surrounding areas. I recently read the "Real Estate Wholesaling Bible" by Than Merrill and it gave me great insight as to the overview of wholesaling. I'm diving fully into the wholesaling world and know it's difficult, but I love difficult things and know it'll be a great tool in my toolbelt to have in real estate investing.
Does anyone have any recommendations as to other books or ideas that can help me get started without just throwing my money into mail-marketing and wasting my time since I'm still relatively new to this?
