Dude: This is the way I look at it...may not be the best, but you can pay off your student loans over time.

Definitely start investing in real estate now. Some experts believe that these prices won't last for much longer.

Invest in real estate NOW while you can still get property for cheap. So far, I have one property, have awesome tenants, always pay on time, neighbors love them, and I have to do NO WORK other than collect rent, and put cash in my pockets.

I consolidated my student loans locked in 3% interest rates for the life of the loan and the extra cash I now have allows me to save for real estate. Just my thoughts. Others may have other thoughts, but that's what I would do. You never know when good property for $25,000 will dry up. Get it while you can. Build equity, then throw cash at your student loans.

Most definitley white doors/trim. It totally brightens up the room, and looks so much cleaner. I use Dutch Boy Bright White in Semi Gloss on the doors and trim. For the walls in every room, I use Almond Oil from Lowe's with one accent wall in every room. To enhance the color, I also use bright DAYLIGHT CFLs (which have a slight blue tint) to mimmick natural sunlight.

I had dark doors in my house, and it took 6 coats of paint, even after sanding and priming. After doing one door that way, I decided to just paint away. Finished the rest of the doors in the house in less time than it took to sand down and prime just one door. Good luck.
