NARPM doesn't have a Midwest chapter so most PM's in WI and IL aren't members of NARPM. They're a great organization and the markets that have a local chapter have a lot more PM's that sign up.

The lower the rents go, the more the tenants need reminders to pay on time or at all. Your property manager needs to be a bit of a social worker at that level. I would ask them what their process is. With improvements to most management software, it should be fairly easy for them to automate this.

Come visit Milwaukee for a few weeks and you'll be able to meet everyone you need. We have a lot of great groups that meet on a regular basis.

Don't forget to consider the condition of the property. I'm all for getting rents up to market rate but if the home needs to be rehabbed to get it to market condition, how are you going to make that happen while tenants are living in the home? Balancing this is extremely difficult.

Hey Tanya. Sorry to hear your current PM isn't working out. Bartsch Management is great for multi families. PAM is also solid for multi families but is pickier when it comes to area. Those would be the two places I would start. Let me know if I can help in any way.
