@Neal Collins We are willing to have some significant work done if the neighborhood comps support a high enough ARV. My daughters are not able to do much work themselves. I prefer being in a better neighborhood like Sellwood with good values than out in the more affordable areas.

@Jay Hinrichs Thanks for the offers. The duplexes sound interesting. Can you give a ballpark cost?

Hi all,

After trying to do this in Denver for my nephew, I am now braving another hot market in Portland to find a place for my 2 daughters who just graduated and live there.

Prefer a close-in SE Portland (love Sellwood) cosmetic fixer duplex but could also use SFR with basement that would be rentable. I understand that making a rental profit is hard but I am more interested in appreciation and since I have to help them with rent anyway it will be a win-win.

Thanks Matt for your advice, much appreciated. I guess if I put some money into rehab a reasonable deal might be to split profit after we sell later.

I need some input - Here's the issue:

I want to buy a property in Denver (I know it's late) both for my own investment and to help my nephew get started. I had wanted a duplex but there aren't really any.  Do I - ?

1. Buy an SFR and add ADU or try to find a splittable lot and build two or a duplex? Not sure I can swing the financing for this...

2. Help him buy it for 5% down - What is best way to structure this kind of arrangement?
