Need Help structuring a deal

I need some input - Here's the issue:

I want to buy a property in Denver (I know it's late) both for my own investment and to help my nephew get started. I had wanted a duplex but there aren't really any.  Do I - ?

1. Buy an SFR and add ADU or try to find a splittable lot and build two or a duplex? Not sure I can swing the financing for this...

2. Help him buy it for 5% down - What is best way to structure this kind of arrangement?

It's not to late. Now is prime time while most people gear up for the holidays. ADU will set you back $175k+, so I'd say pass. Forget building right now as labor costs, etc are $$$.

I'm not sure on your relationship, but helping him with the 5% would be my choice. Then let him rent out a room or two to get used to being a landlord and reduce his payment. 

Start small in a new market and go from there. Good luck!
