Hi, I am looking at acquiring my first property, an owner occupied duplex in Skagit County (Washington). What would be some important steps to look into after coming to an agreement with the seller? Assuming my offer is accepted, where would I start? What would you do with:

1. Current Tenants

2. Go about to creating a lease?

3. In Washington, how long do you actually need to live in it with an FHA?

4. Any other Tips?

I am in the same boat for our area as we don’t have many duplex’s for sale. Drive around til you find one. Go to your county assessors page and type the address in to look at the info. Then there is the comps area where it can pull others in the are. I am currently lookin at doing that and sending direct mail offers to the owners, especially if the owner doesn’t live in the duplex.
