I previously used Avail for about 1.5yrs. Had similar problems with getting the tenants to setup FastPay for the quicker payment settlement option. I also encountered the issues with tenants changing payment dates. I’m currently using TenantCloud and have been gradually onboarding tenants as their leases expire.

I use Rently for self showings in my single and multi-families. I have a PM for the multi’s and still find it more efficient to use Rently. The PM was getting burned a lot with no shows and this is now saving both of us time and effort. I still field calls generated from my listing site and syndications sites. If you’re interested, I’ll share my referral code and account managers contact info.

I have had several tenants pay up front, each with rents $1,500+ and $500+. They have all been great tenants and each paid for six months to a year in advance.

Ask her to prepay 6-12 months rent.

The appraiser probably used the Sales approach. After you rehab and rent out you can perform an appraisal based on the income approach which is sure to have an increased value.
