@John Roberts His logic is obviously flawed. It sounds like his perceived value is as if he's selling you the building ALONG with a brand new cash flowing business. Problem is you already own that business. It's literally yours and can be taken with you if you were to move to another building. He doesn't seem to be getting that through his head. He probably watched a few YouTube videos and thinks he's a commercial RE expert. Clearly you have all the leverage. Hope you stand your ground. I wouldn't worry about him selling to anyone either because once you're out, building is worth much less.

@Colleen Murphy Interesting. Ive never heard of this. Are you coming out of pocket at all for closing costs? Maybe the limit is for closing costs that are able to be specifically rolled into the loan.

@Jordan Regier Adding a garage is much more than people are estimating here. You're looking at at least probably $50k for a 2 car garage assuming you're going to get it permitted. Site prep and permitting fees are not cheap. I do see the value in it but it doesn't seem like your interested in the garage to park cars. That being said, it could be significantly cheaper to have a large finished shed built in lieu of a garage and it and can serve the same purposes for you.

@Jason Ortiz Just curious, what is the standalone cost to have PG&E come and install an electric meter on an ADU?

@Josh Houser If you think you can still be successful in a market climate that will likely get worse than it is now, then by all means, bet on yourself and quit. Call it a crash or correction, but the data doesn't look promising. The federal reserve has literally came out and said that they wish to cool the housing market so I'd take their word for it. I mean have the interest rates ever risen this high in this short amount of time ever before historically? I'd bet not and they're not even done raising them. It's something to think about. Also, housing market crashed usually happen over a span of years so things will likely get worse before they get better. Good luck.

@Keeley Painter Wow! What a killer decision that was! What kind of value did the addition of the ADU bring to your over property value when appraised?

@Andy Brohard What kind of appraised value are you seeing in your area after ADU is built?
