Do the buyer has to pay for the side walk and little strip along for an unimproved commercial land. It’s almost 1/2 an acre of total tract, coming up to 45k.

There are couple of tax filing offices, school , church, municipal court, family dollar, auto repair shops. The reason I’m interested is that in a residential price I might get something commercial, as the property along the road is unrestricted (there are few vacant lots too). My ultimate goal is to own a retail strip but my budget doesn’t allow mw to buy land in an actual commercial establishments.

Thanks for your input. I always wanted to get into commercial real estate but it’s expensive as a start up in Houston area. This particular road I’m talking about, has little higher crime rate but there is a definite need of retail shops, offices and fast food.  Like any newbie,  I m wonder why not the big investors looked into this area?

Is it a reasonable idea for a new investor to buy a no restriction house in a commercial area and convert to office ?  

Has anyone has tried this in Houston area, please share your experience. Thank you
