Even with a new kitchen, it should be no more than 30 days max. We are having cosmetic turns (paint and carpet) being routinely done in a week.  Depending on scope, the kitchens should be 1-2 weeks.

If your name will be on the property's title, i would. Some folks will tell you that a good liability insurance policy is all you need, but I like to separate my real estate assets from my personal assets  for liability protection purposes.

Phelim,  The Fairfield County meet up is normally the last Wed. of the month at 7:00 at Anna Liffey's in Fairfield on the Post Road.  If you make "Connecticut" a key word you'll get Jonathan's notices.

You can buy odor eliminator products for hunters such as Scent-A-Way products at Cabela's or Bass Pro Shops that are effective on cat urine.  These are water based, so you can spray on the surfaces that smell with a sprayer.  Or get similar products from a pet store.  Try to buy a product that contains saccharomyces ferment or yeast extract or enzymes.  These are different names for the active ingredients that actually convert malodors t their non odorous salt form.  You must apply the product directly to all surfaces that smell.  These products actually work.  A company in Stratford CT, named Nature Plus also makes products with this type of active ingredient.  If you can purchase their products, they may have the highest concentration of active ingredient.

Overpriced properties. Too low CAP rates.
