Now it looks like I she is a hold over and I need to give her time to move out. And need another court appearance.

Yes I wanted eviction for non payment. No my attorney was not an eviction specialist. (huge mistake) The attorney is contacting the tenant to get them out. The judges ruling seems to be incomplete. I feel my attorney should have asked for something. Now I am left with a tenant without a lease.
I have no idea where to start. I guess I need to hare another attorney.

I had a horrible day in renters court today. I will spare you most of the details. Last September the building got bed bugs, I made some stupid mistakes. And the tenant lied a lot. The tenant has not paid rent since October. The judge did not evict her. But did end the lease as of October.
So now I have a person with an expired lease. Who is storing items in my building whom I can not evict. What am I supposed to do. I am firing my attorney tomorrow.
Any help is welcome.

We are still in our due diligence period. So yes there are contingencies. I paid for a phase 1 study and now a phase 2 is recommended. I think the sell should pay for the Phase 2. However this seems to put us in negations again. I have already invested thousands of dollars in this deal. I am irritated to be in this position after investing so much.

Is it ethical to continue to show a property after a contract has been accepted? I have a contract accepted and ratified. But now it seems someone has submitted a 2nd contract. This is a complicated deal. Now my realtor and the seller seems sluggish.

I am meeting with her tomorrow. But how do you deal with the lying? The Mother is going to tell me that the daughter still lives there and the boy friend is just visiting. I know this is BS. I would have evicted them months ago if it were possible.
