Quote from @Brooklyn McCarty:

You’re over thinking it. Accept & move on

The best advice so far by my  judgment...what will a picture do for you! Picture is not a level 2 background check...give it a shot,is going to be an experience enjoy the ride.
I do 7 days minimum, instant booking on and locals accepted everyday all day...gr8 experience from locals Different folks Different strokes,I say this to highlight my last guest...a couple with 2 dogs, booked 5bedrooms and 4 bathrooms only used the masterbedroom, kitchen and the living room. You just never know who is going to be coming through your place but plan to make it a wonderful experience regardless of the apprehension. Tweak ur system as you go ...momentum is important. Good luck...

@Matt Smith...yeah and congratulations as you have taken the first step of many more steps to come.Dynamic pricing is not a one price fits all your personal financial situation will help you review and adjust your pricing accordingly.

Hang on tight and enjoy the ride...expectations and reality often does not meet.Be open minded, be ready to be impressed and at the sametime be open to receive and embrace any given situation from potential guests. Your capacity to manage and mitigate any given situation will ultimately determine your hosting journey.

Once again good luck.

Quote from @Nathan McElrath:

Here is a link for another thread on BP regarding it. There seems (or seemed) to be a lot of controversy surrounding it. I followed this thread for a while because I like the idea of investments with a positive social impact. This thread became a little to dramatic for me so I stopped following it. There is A TON of good info in there though. I'd love to hear your thoughts once you've read through this. Enjoy!

Is anyone else planning to retire overseas to dramatically reduce expenses without sacrificing lifestyle? 2-3k/month will go very far in some places.

Quote from @Dan Aharon:

Hi,

I am interested in understanding my options for accountant services for 2022 Taxes (that will be filed early next year) as well as Tax Planning. I have 5 properties spread across California, Arizona, Florida and one of them is held through an Opportunity Zone Fund that I created and own. Are there any accountants here that would be interested to provide a quote and/or are there any referrals / professionals you'd recommend that I reach out to? Looking for someone that is familiar with all of the ways to save on taxes (cost segs, short-term rental mechanics, opportunity zone) and hopefully won't break the bank as I'm new in Real-Estate and don't have a large portfolio yet.

Thanks!

Dan

Hello Dan,pretty much in the same position you talked about ,looking for an Accountant...Did you have any luck as of yet and would you share some info in this regard!
Thanks.
Eddy.

Hi Rena, gr8 way and good entering point to resolving financial issues.

Location, location and location is very important when looking or thinking of ur potential client. Look for an existing one that has the cashflow. No deed restricted community. Ample parking space, plus reliable and dependable staffing makes a huge difference.

Goodluck and welcome to this amazing community.
