@Johann,  Well Im here to give a good advise I been a GC for 11 years and Investor for 2 years also, I have Hundreds of houses on my portafolio. I dont know your experience but if you dont have a picture on your profile that means a lot for me.

If laminate work for you,  good for you, It will never be the same engineering floors than laminate. but If you drive a 14 years old caravan well maybe you like old and cheap repairs.

Hi. there. dont use laminate. that is cheap but very low quality you will need to replace the floor soon I will recommend Engineering floors. you can get a good price on Ifloors.com

Yes I have hard money 12% 2 points

and also I have private money 10% no points

I just talk with other broker but looks like maybe a commercial loan it would be better and easy maybe like 5 or 6 rentals. what is your opinion on that? and probably Tacoma ,burien or north everette?

Thanks @Brandon I will go to the Timberlank Bank and @Matt  Thanks for the advise too. Yes Renton should be ok I do live in Kirkland because the school district for soon who is in HS  but he is senior so now I can look a little bit south. My older son is know 3 year at UW so I think is time for me to get some cash flow. before is to late :) iam a 45 yo man so Invest 10X Right guys !
