Thanks for sharing!  That's great that you are getting going investing in different markets.  I've bought a couple properties through them a few months ago, and I'm also am pretty happy with how things are going.  I'll likely purchase a few more before the end of the year if my 1031 finishes up in time on the front end sale.  They were very helpful in assisting me to set up a SDIRA to purchase rentals in.  Turns out the financing piece is a bit more complicated when using a SDIRA, but still a great option to add some diversity to your rental portfolio.  Keep us posted how things are going for you.  I know I've really enjoyed working with them with my properties!

@Andrew Craft it all comes down to an interest question to me.  After you have enough reserve where you are in a comfortable spot, I would say invest when your return rate will be higher than your debt rate.  For instance if are looking to buy a car with 3% interest rate loan, you know you can invest to get maybe 10% return on your money.  What I would do is purchase the home, then pay back the car loan with the cash flow.  Still making 7%, and when the car is paid off, you still have the home earning income.  Not to mention all the other benefits of investing like debt pay down & appreciation which factor in to be above the cash flow returns.

Any recommendations for a good CPA that really understands real estate?

Is there a fee to attend this for non-pro members?  Also, any special pricing for hotels in the area?

@Nathaniel Symonds I have been looking into a turnkey company that seems to have great reviews (rent to retirement).  They seem to offer excellent opportunities and have good communication.  I heard them recommended on the BP podcast and started looking into them.  Might be worth checking into if you didn't want to invest on your own in a market you are unfamiliar with.  I am in the processes of purchasing one from them, and am happy so far.
