Hey Pete, no worries! @Ian Meyer what do you think, go with Thursday again this month since it is already on the calendar and then switch over to a Tuesday night for the next one? I am fairly flexible on the day of the week.

My mom and her dad used to flip houses so she's of the mind that's the way to go - I'm down for whatever but given my situation I don't have months and months to wait on the fix and flip. Are there any PMLs who work in my area that want to help?

Hey Aaron, I'm local to the area and started investing a few years ago. It is definitely harder to find a good deal today in this area. I haven't bought anything in about 12 months. With any kind of conservative underwriting, no deals are going to cash flow. I do think you have to consider that you are getting started and have a lot to learn, so maybe it is okay to buy something that won't cashflow extremely well to start. The knowledge will compound. Also, if you plan to hold the building long-term, it will eventually make a better investment. Send me a message and maybe we can get together. Have you joined any of the local meet-up groups? There is a good one that @Nathaniel Seekins facilitates that I would recommend.

No one from this thread ended up at the meeting last night, however 1 person did. An interesting guy named Cale from Boston got on the Zoom call and we chatted for the entire hour and a half. Nice guy it was a good chat. While the first meetup was only 2 people, a meeting finally did happen and I'd consider that a step in the right direction. So I'm going to continue forward with more.

I figure I'll stick to the last Thursday of every month since that's what we've gotten started. If you'd like to join the next one, it will be on August 24th at 7PM. We should probably do Zoom calls until this thing grows a bit. I'll set up another meetup here on BP and post the link for anyone who wants to join! Take care, everyone.

 Thanks, Ian. I had shared the link with Cale, glad he made it. Can't seem to find him on BP? Sorry for the calendar mix up. I re-read this thread and realize now that I had wrote Wednesday but the date I suggested was a Thursday. I had it on my calendar incorrectly too. I'll make sure there is no interference for August! Looking forward to it.
