Andrew, To my knowledge the only long term fixed rate commercial loan is a HUD 221 (d) (4). But it's for construction and minimum amount is $2million. Other than that most commercial loans are amortized over a 20 to 30 year term but have a balloon five to ten years into the amortization schedule. And typical commercial loans come with large pre-payment penalties if you pay off the loan before the balloon. Good luck!

Hey Chris, as the real estate guys always say "live where you want to live and invest where the numbers make sense." So you don't necessarily need to relocate here, or anywhere, to invest in a market. That being said the good news is having lived in a few different states myself I consider NC safe, family oriented and great weather. Unfortunately our market has been challenged over the past few years like many other MSA's around the country. Too many newbies buying without considering vacancy and CapEx in their cashflow calculations. And too many people buying on emotion and not logic. So we now have low inventory, compressed CAP rates, etc. if you find a specific property and would like a second opinion in calculations PM me and I'll give ya mine. Best of luck!

Hey Michael,  If you think the job growth numbers look good take a look at a graph of historical population growth for Charlotte!  It's not super hot like Texas or Florida.  It's warmer than northern states and it's safe.  I think those are a lot of reasons we're seeing so much growth.  Do not use a company called TR Lawing.  I had them before and they are really bad.  They cost me a lot of money and I lost good tenants before I fired them.  I now work with a  company called Bottom Line Realty and Management.  They're great.  Really responsive, professional, have done a great job retaining tenants and I'm always able to reach someone if I have concerns or questions.  Let me know if I can be of anymore help.
