okay I'm do that I'm right a notice saying I'm leaving before the rent increase thanks for your help

I'm not sure of the law there in California, but if it is 60 days then he has given you a 60 day notice that rent will be increased at the end of that period. It doesn't matter that the house was sold. The new owner is your current landlord and he can increase rent as he pleases as long as it isn't a rent controlled area. Your agent is mistaken. You can't live anywhere rent free for any amount of time. If you can't afford the new rent give the landlord a written notice that you'll be leaving and start looking for a new place immediately.

 So what should I do if he wants to charge me this month and this house is not worth that rent incrase because the house needs a lot of repairs if not fix it could cause big damage

So the new owner wants to increase  the rent but I can't afford it. But the property needs a lot of work. I saw that I have the right to look for a new place for 60 days without paying is that true? And so could you give me link of it to show him.
