I live and invest in WV. I do buy and hold single families for cash flow and tax benefits. You have to be very selective of the sub market you want to be in.

Hi I have a single family home that I would like to turn into a duplex.  the home  has 3 bedrooms and two full baths.  the owner added on a master bedroom, full bath, and huge walkin closet.  The addition runs down the entire side of the house.  It has its own exterior door and another entrance into the master through one of the other Bedrooms.  I would seal that door way off to make it a studio apt.  The addition was done in the last 8 years.  

Like to get some thoughts on cost of splitting utilities vs including it in rent, experience with adding on the additional mailing address and anything else anyone can think of that I should be aware of when taking on this project.

I am about to rent out my first property. will all the expenses incurred lower my taxes from my salary income. i am worried that I only have 2 month in rental income to show on my return. also should I wait to put in a new central air unit until the new year or put it in before the new year. closed on the house in September. thank you

Hi, I am working on getting the best finance deal for my first rental property.  I came across a renovation loan but the fees just seem a little on the high side.  I realize that this type of loan may be a little pricey but how much is too much.  The property I am looking at costs 50k and will need 15k in rehab.  here are the fees broken down for the 65k loan.  Any feedback would be appreciated.  Thanks

appraisal 450, closing fee 195, credit report 28, doc prep fee 125, flood certification fee 9.50, lenders title insurance 156, processing fee 395, recording fees 60, renovation fees 600, settlement fee 700, tax service 78, underwriting fee 395, wire transfer 35
