Quote from @Ran Iarovich:

Due diligence and speculation. There are always a lot of temptations to rush into a deal. Being able to push past the bogus and looking through a holistic view will make you stand out as one of the greats.

I absolutely agree with Ran, due diligence is key! You have to know what you're getting into before you pull the trigger. The numbers may look great, but make sure there aren't underlying issues that could give you a headache down the line.

Quote from @Alecia Loveless:

@Christopher Simons Becoming a BP Pro member sooner so I could use their rental calculator as much as I wanted to to analyze tons of properties. Once I started doing this I got good at seeing which properties made sense to pursue and which properties were just not good investments.

Educational expenses like joining BP as a Pro Member should be tax Write-offs, always consult your tax advisor, this is not to be considered tax advise, and are well worth it in the long run.

I often run 5-6 scenarios through the calculator for one property to see what might make it work for me. I know ballpark what will work for various scenarios in my area but always do my homework with the specifics before ever considering making an offer.

Great pointers Alecia! Write off any expenses you accrue from REI. This could be car (insurance, gas, etc.), education, an office space at home, etc. Of course, definitely consult with a tax advisor just to be sure. Good luck!

As a real estate agent, what is the most important thing for you when going on a listing appointment? (Let's say this scenario is the first time you are meeting the individual)

For example, is it...

- CMA

- Confidence

- Appearance

- Establishing a relationship

- Etc

It's all about relationship. If people like you, they will buy from you. You are selling yourself, and then a service.

I completely agree with Mike Hern, the client has to know that you will be there for them and act in their best interest. Only after establishing that, do they have the confidence to work with you.

What a story Kaden, good for you! I'm proud of you for taking that leap of faith and just doing it.

That is truly incredible Amy, what an awesome 1st year!
