Are your cash buyers hesitant, scared, pulling out of deals, waiting to see how things play out?

Bandit signs seem to work for some people....and in certain markets. I think most of us know which communities in LA bandit signs might work. And that's the problem: everybody knows. 4-5 signs on one pole.

I would say give it a shot. You may find success like Dennis has. Maybe try it in a small, consistent scale for a few weeks. Get 100 of them for about $100 and put them out in small batches in strategic locations.
Honestly, if I hadn't tried it myself I would still be wondering about them and would eventually just have to find out for myself.

I had the same problem in sales. I never believed anyone would be so stupid that the script would work on them.
I don't think this is about laziness or stupidity. A big part of the bandit sign verbiage centers around "we buy houses as-is, fast cash, etc." Not all sellers have the ability to drok 50k to make house repairs and bring their homes to maximum ARV. Also, some seller may need to sell their house very fast....in a matter of days/weeks for a variety of reasons. Some sellers have stopped making mortgage payments and simply can't afford to keep the home any longer. Perhaps some real estate agents are able/willing to work through these issues with the sellers? I reckon if they would then wholesalers would not exist.

I even got one offering to buy my Post Office Box. I was almost ready to take that one .....
I can not imagine such a campaign is actually worth the time and money ... but people keep doing it, so what do I know.
Alvin....you are absolutely right! I have a stack of postcards on my desk from wholesalers looking to buy my house for cash. Maybe I need to mow the lawn more often so it doesn't look so distressed!
If nothing else, calling the number on the postcard is a good way to network.

@Serena BalesI've seriously considered paying for a small billboard! Wonder how much they cost? Probably same as spending hundreds monthly on bandit signs.

Exactly! So even if I got a call that sounds legit from my old signs, I would hesitate to set an appointment. I'm obviously on their radar.

I didn't use my own phone number. I have several numbers through Call Rail. The code people called and left a voicemail.
I honestly got very little traction with hundreds of bandit signs over a five month span. I had volume and was consistent.....just no results.
