@Jason Boritz could you not get a commercial loan to cover the entire development as opposed to trying to get a loan on a single house, one at a time time

@Greg Dickerson that’s the price that he gave me as far as partnering with me. that’s what he can build it for. when I used calculators online to run the numbers myself it came up as about $100,000 to build with about $45,000 being contractor and labor costs.

Yes the house is small I'm planning on building an 800 square-foot two bedroom house to help house homeless vets and section 8 disabled with the local housing authority and HUD VASH

@Greg Dickerson thank you for your response. The contractor that I’m working with told me that it should cost him around $50,000 to build the house we drew.

To clarify, I would now I would go to the architect and tell her that the house I’m showing them should cost around $50,000 to build and allow them to build the MEP detailed plans including the elevation plans?

Hello everyone I have a process question. I’m currently partnering with a contractor and I am awaiting an estimate on the house that we’ve drawn out. Should I have an architect draw full MEP plans of the house before I have the estimate or do I wait for the estimate and together with the floor plan that we’ve drawn out, take that to the architect?

@Jordan Archer its a pleasure to meet you. I'm currently driving up to Fort Pierce from Miami on Fridays for planning meetings and will be up for the Saint Lucie County REI monthly meeting starting next month. My contractor/partner lives there.

I think meeting for coffee or lunch would be cool.
