Thank you all for your feedback and referrals.  We'll see if she moves out in good faith otherwise I'll reach out those who advised on hiring an attorney to represent us.  By the time we fly out and try to do this on our own the cost to hire an attorney might be priceless.

We had a PM for the first 8 years and found them to be helpful at times but overall we prefer to manage our properties ourselves.

Thanks again.

@Jennifer Griffin

I'd like to give a HUGE THANK YOU to Jennifer and her husband Frank for visiting the property yesterday and serving the tenant her papers.  The ball is rolling!

Thank you Jennifer and Frank for reaching out to us and being so helpful.  THANK YOU!!!!

Hi Everyone,

I am currently going through the eviction process with one of our tenants.  The eviction notice was sent on May 8th and I have advised the tenant she has till the end of the week the 16th to vacate.  A "colleague" would be by at noon to collect the keys.  The paperwork for the city has been done and is ready to go in the event she's not out by noon.

If we move forward I have learned that I'll need to appear in person to submit the proper documents.  I have since put in a call to the court's office to see if there is any back way for out of state owners to file as an absentee. I'm guessing I'll need to hire help.

Does anyone know of a service in or near Colorado Springs that can help me with appearing on my behalf, submitting paperwork and possibly making arrangements to hire help to have her things taken out of the house and put on the street.

Advice and referrals would be much appreciated.

Thank you in advance.

Elizabeth

As a selling point to the buyer - Is there value in having your gently used or damaged appliances come from all one retailer? For example your listing states: All appliances come from the Sears Outlet with a year warranty etc? Has anyone seen more $ come in from your sale? I know it's sounds basic but I'm curious what the BP community has to say.

Hi Everyone,

My name is Elizabeth Korondy with Urban Property Investments. I am a newbie from the San Francisco Bay Area. My husband Erik and I started investing in distressed single-family properties in Jacksonville, FL earlier this year and have just begun our search here in California’s Central Valley.

I am eager to learn and meet as many people as I can through Bigger Pockets forums and networking events. I look forward to meeting you soon.
