We just upgraded a SFR with $2,000 worth of new appliances. My property manager has listed the newly listed property with photos of the 1970's appliances. It is listed on Zillow, and getting about 75 hits a day. I complained about the photos with the old appliances, and the property manager replied, "Zillow isn't all that important when people are looking for rentals". He says that there are other sites that are more important. What do you think? How important is Zillow for tenants looking to find a rental?

Shawn, I really don't know all of the ramifications behind trying to do this type of flip. Other people are much more expert in this area, BUT it sounds like you are trying to do something really nice for this woman while trying to gain some experience for your first flip. I would like to wish the both of you the best of luck in pulling this off!

Hi @Sameer Jain , I'm in Modesto, but I just received a mailer from a wholesaler yesterday. I would imagine they go to Stockton too. They are HomeVestors. I don't know a thing about them, but you can find a listing if you google them.

Others may disagree with me, and that's fine, but I thought your photos looked good. If I were looking to buy a house in that area, those photos would definitely get me in the door to look at it in person. While it is true that some folks really should not take their own photos, sometimes I think we get too wrapped up in hiring a professional photographer. My wife and I used to be professional photographers, and we say save the $125. By the way, the rehab looks great!

Some of you keep blaming "the city". It wasn't "the city" that came up with this new regulation. The citizens of South Lake Tahoe decided with their votes that they didn't want these party houses in their neighborhoods. I don't blame them. When I go to my family cabin in SLT, the last thing I want is a big party down the street. Now I know that not all people renting vacation homes have big parties, but many times in my life I have seen that it just takes a few inconsiderate people to ruin something for everyone else, and that is what has happened at SLT. As far as forcasts for "huge economic downturns" in SLT, for the long term, I'll sit back and wait. If the houses take a big dip in price, I'll be waiting there to take advantage of the drop.

Wait a minute, I think I have that same puke green, and funky pink tile in my house! Ok, maybe it is time to do some rehab on my own house. But, my point is that that @Kuba F. is right, check your comps for rentals to see how they look, but meanwhile someone can still live in the house with puke green and funky pink tile.  Just call it "retro". So get it rented, save any money you can out of the rent, and put it towards the real rehab when you decide to sell.

I'm finishing up rehabbing a house that has buyers waiting for me to finish. I've run into a snag. The future owners want a fiber optic cable run to the center of the house so that they can use ATT's Uverse TV plus internet. ATT won't run the cable through the attic, and down through the wall where I need it. When I asked ATT which fiber optic cable to use, nobody at ATT knows which cable to use. They call it Fiber IW, (inside wiring) but that seems to be an ATT name, not an industry standard. Does anyone know which fiber optic cable to use that would work with ATT?

Depending on how many projects you do, you might want to bring him in on a project once or twice to see how it goes. You might be able to do more projects, and like you said you don't want to lose him as a project manager. Good employees are hard to find. Also, if you say no to him, he might go out on his own, and become your newest competition when trying to buy properties.
