What about a wainscot to cover up the hole they repaired, then either refinish or whitewash the wood above?

Plus, it depends on what you are trying to do with the property, flip? Rent? In some ways it might just be easier to sheetrock over the wood and move on.

We are going to rehab an A-frame cabin in the mountains in California. The problem is that the ceiling has a "black hole" left over from when a fireplace stovepipe was removed. When the owner put on a new metal roof, the roofers just put up tar paper, then the metal. There is no attic in this type of structure. The wall/ceiling looks like it is a plywood with grooves, almost like a heavy duty paneling. I don't know if I can buy more of this type of plywood. The cabin is about 60 years old. The hole is about 3 feet tall, by about 1 foot wide. While I just wanted to stick up some glow-in-the-dark stars to make it appear like you were looking out into space, my wife said, "NO!". Any ideas how to patch, or cover up this black hole?

Can you come straight out from the garage towards the street with a carport? Or even off to the side with a carport for one car? That would protect the second vehicle from hail, and wouldn't be as expensive to build as garage space. Thinking about my area, houses built in the late 1950's, is the garage even big enough for a SUV? Thankfully we don't have the hail here, but we have found that most of our tenants just store "stuff" in their garages instead of their car.

@Paul Sandhu No offense taken Paul. We do have quite the variety of fruits and nuts in California, but that's what keeps life fun, and interesting. So when things get boring in Kansas, come pay us a visit. ;-)

In California there is a tax break for planting fruit or nut trees on your property, although it may only be for the tax value of the trees. Here is a link to a Bigger Pockets discussion of the tax break:

I'm looking at buying a house with a well. In the house I noticed that there was barely any water pressure with the cold faucets, but the hot water faucets seemed to have plenty of pressure. Any ideas why that may be happening?

I'm looking at a property in Northern California that has a basement. That is unusual for this part of California. Only the ceiling is finished. It is about 20' by 30'. The real estate agent said that you can't count basements in the total square footage. I have a hard time believing that. So if I finish this basement, can I add the square footage to the total for the home? It has an entrance from inside the home, and outside. What do you think?

I have a duplex with a bathroom window on a side street, and the other on an alley. They are over the tub/shower. I would like to have something on the outside of the window that would block the view of someone showering, yet they would be able to have the window open. Can you think of somehow to accomplish this?
