@Dean Rozanski I ended up going with L&R Total Construction, LLC (302)399-1754 per @Blaine Brown's recommendation. A great bootstrap crew that did some excellent quality work in quick time. Big thanks to Blaine and I definitely recommend him for service in Kent County. He's based out of Smyrna.

Greetings BPers!

Unfortunately mother nature has taken claim of our first BRRRR property and decided I needed to replace my roof. I'm reaching out to the Delaware REI community on recommendations for honest and reasonably-priced roof contractors, specifically Dover, Kent County - but Delaware area in general. I'm not looking for the cheapest quick fix job, nor the Cadillac roof, but quality contractors to develop a long-term relationship with for my current and future projects.

Hopefully my fellow Delaware Investors fared better on their properties. I appreciate any guidance and recommendations you may provide.

Hey Julius - great to see you've got some interest in the area. I'm a buy & hold investor and bought my first duplex rental in Dover, DE winter of 2018. I wouldn't consider myself an expert by all means but could probably give you some insights on my experience thus far. Currently my multi-family is under renovations and I plan on BRRRRing a few more units within shouting distance in Dover area. Give me a shout if you're ever planning on being in the area or would like to talk shop.

Welcome to BP and Delaware REI! I can't speak much for the market in New Castle County but there are definitely opportunities that pop up down in Kent County - Dover area, you just have to be educated and ready for the deals (as well as pursuing proactively).

I just purchased my first duplex in Dover, just on the outskirt of Camden and both my units rented $945/ea prior to my purchase. I am currently househacking, recently renovated my side and will be renovating the rental side once my inherited tenants' lease is up.

If you plan on exploring the Kent County area, I encourage you to reach out and connect!

Just checking in from Dover, DE. Haven't looked too deeply into the new development demands, but I'm more in the market of multi-family residential (as I just picked up my first duplex). We'll need a roll call on Kent County REI's since it seems to be a bit scarce in these parts.

Hey Brendan, thanks for the outreach! Great to see a local in Bensalem! With my hour commute to work and while at the office, I have made some significant progress burning through the podcasts, so those were EXTREMELY inspiring. My next phases are to get through some of the BP books I'm currently reading and absorb some forum content.

As my debts are almost paid off, I'm starting to align myself now to prepare for my first investment action by 2018. What kind of properties and deals do you specialize in? I see we've both got our eye on multifamilies in the area. I would love connect with you some time and see how we can help each other out!

Why hello there BP Community!

My name is Edd Lalo, HOST... of this rookie introduction. I am a prospective real estate investor in the Philadelphia, PA area looking to get my feet wet, connect with local professionals, and develop a valuable set of skills to succeed in partnership and individual ventures.

A quick SparkNotes about myself - I am a not-so-recent Mechanical Engineer graduate from Drexel University, with a long-term vision of entrepreneurship and establishing true financial freedom. On my free time I like to participate in Motorsports racing, high-performance driving events and am part of the Philadelphia Chapter of the SCCA. After an aggressive track record of financial discipline, I am months away from completely paying off my student loans, weeks away from paying off revolving debt, and looking to make more, spend less, and invest the rest!


Learning about personal finance has been an eye-opening experience for me. After jumping into moderately passive stock market investments, I decided I needed to find other avenues where my money not only works for me, but provides better value to my personal capital and the community I consider my home - Philadelphia.

I like to consider my real estate goals to be vast, and forward-thinking. I hope to build a strong network and establish productive rapport with the local real estate community. I am gearing up to make my first purchase as a home owner, and am specifically seeking out multifamily potentials, ideally duplexes/triplexes as my first live-in investment.

I encourage like-minded individuals in the Greater Philadelphia Area to connect with me as it is always great to build a strong community relationship, and being a meticulous systems guy, I am confident that I can reciprocate the goodwill in adding value to anyone's network.
